    for the things in the shower, find yourself some asopropal alcohol and dribble it in along the top edge. Then get a plastic trowl and slowly, very patiently, pry the adhesive away from the shower surround. Also consider using a heatgun or a hairdryer while peeling it away

    Really Good work BuTTT the old joist and subfloor looked like they where fine and most likey better than the crap you get from home depot. floor insulation is for older homes with out ductwork below, heat rises. but if you are far north yank than maybe.

    This is actually pretty good. This is why I sold my rental property and now the same house is being rented out for 7 times what I was charging. Crappy renters have ruined it for all other renters.

    When you floor your rentals use luxury vinyl plank. It’s pvc. 100% waterproof and won’t swell or split like the issues you have. I’m assuming you used pergo or a similar floor that is pressed particle board. They don’t hold up to moisture.

    I remember how much work you put into this house single handed. And people wonder why rent is so high. Landlords have to cover the cost of repairs of tenants, who don't leave the property in the shame shape or better shape than it was when they started the lease.

    Why are they physically shutting the water off between tenants? You should have an account with them. The tenants are having to waste a lot of money on shut offs and restarts.

    You may want to consider a slight level up on the blinds for rentals. The 2” faux wood blinds at Home Depot don’t bend and snap like the mini blinds and they also don’t have a pull cord to raise and lower you just lift the base so it’s less to get tangled and break. I use them in my rentals and they are tough and elevate the look.

    The kitchen looks magnificent. Great job. Personally, my preference for kitchen cabinets if they are to be white is Benjamin Moore Impervo Alkyd Enamel. Pick your sheen, but on cabinets that take a beating, high gloss stands up to anything. It is also scrubbable. In a kitchen it stays white for a good 20 years if not more.

    I think something funny about this project is that its going to take you 10-15 years at least in rent to make what you did posting videos about this project on UA-cam. Funny how that works sometimes but you know the best products in business are the ones you can sell twice! In your case, three times!

    I just saw this kind of toilet that has a tank that is built inside a 6 inch framed wall and a bowel that hangs off of the wall with an exit of the waste water off of the back so the whole thing floats above the floor .I would like to try this set up sometime even though it costs about 600 dollars due to the ability to gain about 9 inches inside a small room . I live in a 50 year old house and have a closet that runs right over the sewer pipe so I think I will try it.The old houses you are working on are even worse than mine as far as space goes.

    We had rentals, and it’s so disheartening to see how people treat your property. Our last renters bought a fire pit, set it under the maple tree and lit a nice big fire 🙄. They took down the curtains in all three bedrooms, and either threw them away or took them with them, along with the rods. 🤷‍♀️ In one bedroom, they hung some new curtains by screwing the new rods into the woodwork…with the biggest screws they could find. The most expensive thing they did was back a large truck? trailer? into the driveway so close to the house that they destroyed the brand new covered gutters on the side of the house….and didn’t tell us! The repairs cost the same as a month’s rent…and luckily we saw the damage and they paid. And like you said - they were young, and mommy co-signed.

    how someone could just abuse a home like that is beyond me. I can sort of understand some sticky stuff or holes from hanging stuff, although not really with the use of command strips, things like throwing grease on the porch or garbage in the backyard or not disclosing damage to the floor is just ridiculous. What do you gain from not treating the place or the landlord with enough respect that you will obviously loose your deposit. You might as well talk things out otherwise it's just an invitation for a legal battle or harassing's for money.

    At my last rental, I left it in better condition than when I moved in. I painted everything, I had added a garbage disposal, installed 2 new faucets, sealed and painted the concrete walls and floor in the utility room. Landlord required a huge security deposit, and I made sure I got back every penny.

    GREAT video! May I suggest something? Have the rental company add instruction to the lease regarding trash service, that it is a requirement in order to rent the property. The management company should also be performing periodic visits to the property to ensure the yard is trash free and is being mowed, etc. I love this little house! Have a great day

    How did you get away with no handrails in the back of the house? Wish this was how it happened with my sister she been in same apartment for 8 years started at 700 for a 2 bedroom and now she paying 1500 been raised every year starting in the pandemic. I can understand 2 or 300 but Jesus 700.00 , 300 alone last year. Her place not even renovated yet everything in the complex is except hers. . But to be honest I couldn't be a landlord lol. I own a Homestead with 4 houses on it on 43 acres. My adult kids live in the others and they always updating and making the houses preaty nice.

    Honestly, the inside of the house was in pretty good shape. Except for the floors, I feel like the rest of it was normal wear and tear. And the flooring may look awful in a couple spots, but it's only in some small areas. Hopefully you have some extra floorboards like you said. The outside was disrespectful, though.

    Don't become jaded about people. 😢 My brother did with his renter's, and it was sad to see him change from a good Christian man to one who took advantage of them horribly. He should've gone to prison for some of it. Bad people are bad in every aspect of their life. Even my brother, deep down, was bad too, but nature took care of that by taking his sight and taking his mind back to about age 7. Just wonder about what might have made them that way. Smile, say a prayer for them, and your life will be better for it. I don't believe in God, but Mother Nature sure will get them in the end. Just let it go........ Love the channel ❤️ Take care.....

    I would Love to find a Place like this but the ones I find are $30,000 and PLUS. Then are A Hell of a Lot More Worn Out than this. Plus I Don't have the Cash up front and to make Payments of over $500 a Month would leave me no money to Fix it. Then I would have to Live in it while Fixing it. Cheaper to Buy it, Tear it down and Haul in a Prebuilt Shed and Convert that and even LESS Expensive to Build a House the Same Size of a Prebuilt Shed By HALF and go with that... I have Found a Few Places that were Less than $500 Each CASH, Foreclosures and Plenty of Land.. But when I call, No One Knows anything about them.. Houses where just Trashed. And people where using them as toilets and other stuff... The Kind you let the Fire Department Train on and Start Over with a Fresh Rebuild..
